You don't need to have it figured out yet.
That's exactly what this workshop is for.
Why this workshop matters

Two hours that replace
weeks of Googling.

The Bay Area market is intimidating. Prices feel out of reach, the process is confusing, and everyone gives conflicting advice. This workshop is built for people who are tired of guessing — local experts, real numbers, and the kind of straight talk that actually helps you take the next step.

Local expertise

Experts who actually close deals in Daly City, Colma, South SF, and the Peninsula — not generic national advice.

Real numbers, no jargon

We'll walk through actual monthly payments, real down payments, and what your income today can actually buy.

Programs you haven't heard of

Down payment assistance, low and no-money-down options, and California-specific programs most first-time buyers miss.

The agenda

What you'll walk away with.

Seven topics. Two hours. Designed so you leave with a clear next step — not more questions.

01

The home buying process, end to end

From getting pre-approved to closing day — see the entire journey laid out so nothing surprises you.

02

Mortgage options that fit you

Conventional, FHA, VA, and beyond — which one fits your situation and what the trade-offs actually mean.

03

Down payment assistance in California

State and local programs designed to help first-time buyers — including ones most people have never heard of.

04

Buying with little to no money down

Strategies and loan types that don't require 20% — and how to evaluate whether they're right for you.

05

Bay Area market — right now

What's actually happening with inventory, prices, and competition across Daly City and the Peninsula in 2025/26.

06

Long-term benefits of homeownership

Equity, tax advantages, and generational wealth — what owning actually does for your family over time.

07

Live Q&A with mortgage, real estate, and insurance pros

Bring your questions. The whole panel stays to answer them — no question is too basic, no scenario too specific.

Questions answered

Good questions. Real answers.

Is it really free?

Yes — 100% free. There's no admission, no signup fee, and no obligation. loanDepot is even providing complimentary food and refreshments.

Do I have to be ready to buy right now?

Not at all. Whether you're 30 days out or three years out, this is built for you. Plenty of attendees come just to understand the process and see if homeownership is realistic for them.

Can I bring my spouse, partner, or parents?

Absolutely — please do. Many first-time buyers are making this decision with family. Just include guest count in your RSVP so we can plan seating and food.

Do I need good credit to attend?

No. This workshop is for everyone — whatever your credit situation looks like today. We'll cover how credit works in mortgage qualification and how to improve it if needed. No one will check your credit.

Will anyone try to sell me a loan?

No high-pressure sales. This is an educational workshop. If you want to follow up afterward with Joseph or one of the realtors, they'll be available — but that's entirely your call.

Is parking available?

Street parking is available near 139 D Street. We recommend arriving 10–15 minutes early to find a spot and check in. We'll send detailed parking and check-in info in your confirmation email.

Will the workshop be recorded?

This is an in-person experience designed for live Q&A. If a recording or follow-up resource becomes available, RSVPs will get first access via email.

What if I have a really specific question?

Bring it. We've built in plenty of time for live Q&A across all four experts — mortgage, real estate, and insurance. If your scenario is unique, that's exactly what we're here for.
