We're a Texas brokerage — not an algorithm. We make guaranteed cash offers, close in 14 days, and prove on paper why our net beats a traditional sale. No staging, no showings, no surprise inspection credits at closing.
48-hour written offer. No obligation.

The Process
01
Address, bedrooms, condition, your rough timing. Five minutes on the phone or a short form. We don't need your social security number.
02
Veronica's underwriting desk runs comps, reviews the home, and emails you a signed offer. We show our work — comp set, ARV, rehab budget.
03
A licensed inspector visits once. We do not renegotiate the price afterward — that's the price-lock guarantee. If we miss something, that's our problem.
04
Anywhere from 10 to 60 days, your call. Need to stay 30 days after closing? We do post-occupancy rentbacks at zero cost up to 60 days.
What You Avoid
The traditional sale
The Fig Team offer
Three Written Guarantees
Guarantee 01
The number on the signed offer is the number on the closing statement. We do not renegotiate after the inspection. If we find something we missed, we eat it.
Guarantee 02
You'll have a written, signed offer within two business days of telling us about your home. Miss the deadline and we'll pay your first month's mortgage at the new place. Yes, in writing.
Guarantee 03
Take our offer to any other iBuyer or cash buyer in Texas. If they beat it by more than 1%, we'll list your home for a flat 1% commission and we still pay your seller closing costs.
Three Sellers · Three Situations
Job relocation
Marcus & Lena Howard
Flower Mound → Phoenix · Sep 2024
Sold for $487,000 · 11 days
"Lena's start date in Phoenix was August 12. Our agent told us in mid-June we'd need to list, stage, and accept showings for 'maybe 30 days, maybe 90.' We called Veronica on a Thursday. Written offer Saturday. Closed eleven days later. We walked with about $11,000 less than the optimistic listing scenario — and zero of the Tums I was eating every night."
Inherited home
Priya Chen
Sugar Land · Oct 2024
Sold for $394,800 · 10 days
"My mother's house in Sugar Land. I live in Seattle. The idea of flying back four times to meet inspectors, contractors, and a realtor felt impossible while I was also handling the estate. The Fig Team handled the inspection while I was on a Zoom with the probate attorney. I signed the closing docs from a coffee shop in Capitol Hill. The wire hit my account Tuesday morning."
Divorce
David R.
Cedar Park · Aug 2024
Sold for $612,250 · 14 days
"Neither of us wanted to live in the house anymore but neither of us wanted to do the work of selling it either. The thought of agreeing on a paint color with my soon-to-be-ex-wife was, frankly, a non-starter. Veronica's offer let us skip every single decision. She wired half to each of our accounts on the same day. Cleanest part of the whole divorce."
The underwriting desk
Veronica Figeroa has been licensed in Texas since 2008. She built The Fig Team into one of the top-producing brokerages in the state by doing one unusual thing: refusing to let salespeople price offers. Every guaranteed offer is underwritten by Veronica or her partner using the same comp set, the same rehab assumptions, the same ARV models — the kind of consistency you'd expect from a bank, not a brokerage.
"We don't make offers we can't honor. That's why our offers aren't the highest you'll see — and it's also why the number on the letter is always the number at closing."
— Veronica Figeroa, CEO

Honest Answers
We are the buyer. The capital comes from a private fund our brokerage manages. We hold the deed, we hold the property, and we do not assign contracts. You can verify the buying entity on the closing docs before you sign.
Zestimates assume an unmotivated buyer at peak market with no fees. Our offer is typically 4–8% below retail because we cover all the costs a traditional sale would charge against your equity — commissions, repairs, holding costs, closing fees. The math section above shows exactly how that gap usually closes.
Two exceptions, both written into the contract: (1) you tell us about a known major defect — active foundation movement, structural fire damage, mold — that we couldn't reasonably have seen, or (2) you remove fixtures we'd valued in the offer. Otherwise, the price holds. Period.
No. The offer is good for 7 days. Walk away, shop it around, list traditionally — your choice, no fee. About 30% of the sellers who get offers from us end up listing instead, often with our team. That's fine. We'd rather you make the right call than the fast call.
Three differences: (1) our offers don't charge a 5–8% "service fee" disguised as a discount, (2) we don't renegotiate after the inspection — the iBuyers almost always do, (3) you talk to a human licensed in Texas, not a chatbot operated from somewhere else. Same speed, different math.
That's actually our sweet spot. We've bought homes with foundation issues, fire damage, hoarder situations, deferred maintenance going back two decades. The price reflects the work — but you don't lift a hammer, sign a contractor agreement, or get on a roof.
DFW metro, greater Austin, Houston metro, and San Antonio metro. We're more selective in tertiary markets and rural areas — submit your address and we'll tell you within an hour whether it's a fit.
Yes. Up to 60 days, rent-free, written into the closing docs. Most of our sellers use 14–30 days. Need longer? We can usually accommodate up to 90 days at a market-rate rentback.
Zero out-of-pocket. No agent commission, no service fee, no closing costs, no repair credits. The price on the offer letter is what wires to your account at closing, minus your existing mortgage payoff and any property taxes owed through close date.
A licensed Texas agent on Veronica's team — not an SDR, not a call center. Submit your details or call (817) 808-9020 directly. If we can't make an offer that beats your traditional listing math, we'll tell you, and we'll point you to a listing agent who fits your situation.

One written offer. One walkthrough. One signature. You'll know in two days whether selling to us beats listing — and if it doesn't, we'll tell you that too.
