Are you actually a cash buyer or do you flip the contract to someone else?

We are the buyer. The capital comes from a private fund our brokerage manages. We hold the deed, we hold the property, and we do not assign contracts. You can verify the buying entity on the closing docs before you sign.

Why is your offer lower than my Zestimate?

Zestimates assume an unmotivated buyer at peak market with no fees. Our offer is typically 4–8% below retail because we cover all the costs a traditional sale would charge against your equity — commissions, repairs, holding costs, closing fees. The math section above shows exactly how that gap usually closes.

What's the catch with the price-lock guarantee?

Two exceptions, both written into the contract: (1) you tell us about a known major defect — active foundation movement, structural fire damage, mold — that we couldn't reasonably have seen, or (2) you remove fixtures we'd valued in the offer. Otherwise, the price holds. Period.

Do I have to accept the offer?

No. The offer is good for 7 days. Walk away, shop it around, list traditionally — your choice, no fee. About 30% of the sellers who get offers from us end up listing instead, often with our team. That's fine. We'd rather you make the right call than the fast call.
