The real cost of high-interest debt

Every month you wait costs about $577.

Carrying $40,000 on credit cards at a typical 24% APR costs roughly $800 a month in interest alone, and that's before you've paid down a single dollar of the balance.

The same balance on a Rate home equity line of credit, or HELOC, at 6.70% costs about $223. That isn't a discount or a promotion. It's the price of borrowing against something you already own.

If you move $40,000 today

$6,920

stays in your pocket in year one.

Over 3 years$20,760

Over 5 years$34,600

Waiting 6 months costs you$3,460

A HELOC isn't always the answer, and at today's rates, a cash-out refinance prices about the same. The difference is what it costs you everywhere else.

OptionTypical rateMonthly interest Time to fundsTouches your 1st mortgage?
Rate HELOC6.70% APR~$223 As few as 5 daysNo — sits alongside it
Cash-out refinance~6.9% APR~$230 30–45 daysYes — you lose your current rate

The rates are close. What isn't: A cash-out refinance replaces your first mortgage. A HELOC sits beside it and funds in days, not weeks. For anyone holding a first mortgage with a low interest rate, that decides it.

Three steps. Five minutes to start.

No branch visits. No paperwork. Link your accounts securely, and the platform handles the rest.

Questions homeowners actually ask.

Will checking my eligibility affect my credit score?

No. The initial eligibility check uses a soft credit inquiry, which does not affect your score. A full credit check only happens later when you decide to move forward with an application.

Do I have to refinance my current mortgage?

No, and this matters. A HELOC sits alongside your existing mortgage as a separate line of credit. If you locked a low first mortgage interest rate, it stays exactly where it is. You're only borrowing against the equity you've built up in your home.

How fast can I actually get the money?

Rate's digital HELOC funds in as few as five days from application, and most customers see funds within five to 10 days. Traditional home equity products can average 45+ days.

How much can I borrow?

Credit lines range from $25,000 to $750,000,6 depending on your home's value, what you owe on it and your credit profile. Most homeowners can access a meaningful share of the equity above 20% ownership.

Is the rate fixed or variable?

Rate offers a fixed-rate HELOC option, so your payments stay predictable for the life of the draw. Additional draws are set at the rate in effect at the time of the draw.

What does it cost to get started?

Checking your eligibility is free and takes about five minutes. If you move forward, costs vary by profile and state, so you'll see everything itemized before you commit to anything. Not sure where you stand? Check your eligibility with no credit impact.

Your equity is already yours. Put it to work.

For Rate, our APRs can be as low as 6.70% for the most creditworthy applicants and will be higher for other applicants, depending on credit profile and subject to applicable law For example, for a borrower with a CLTV of 50% and a credit score of 800 who is eligible for and chooses to pay a 4.99% origination fee in exchange for a reduced APR, a ten-year Rate line with an initial draw amount of $200,000 would have a fixed annual percentage rate (APR) of 6.70%. The total loan amount would be $209,980. Alternatively, a borrower with the same credit profile who pays a 3.99% origination fee would have an APR of 7.20% and a total loan amount of $207,980. Your actual rate will depend on many factors such as your credit, combined loan to value ratio, loan term, occupancy status, and whether you are eligible for and choose to pay an origination fee in exchange for a lower rate. Advertised rates and terms are current as of 09/01/2026 and are subject to change without notice. In addition to paying the origination fee in exchange for a reduced rate, the advertised rates include a discount of 0.25% for enrolling in autopay and a discount of 0.25% for a loan amount of $200,000 or greater.

Using funds from a Cash-out Refinance to consolidate debt may result in the debt taking longer to pay off as it will be combined with borrower’s mortgage principal amount and will be paid off over the full loan term. Contact Rate for more information.

Personal Loans are made by Guaranteed Rate, Inc. (NMLS ID 2611).

Loan amounts range from $4,000 - $50,000 and are subject to state requirements. Loan proceeds cannot be used for post-secondary education expenses or to purchase cryptocurrency or securities.

Your actual rate depends on your requested loan amount, loan term, creditworthiness, and a variety of other factors. Loan amounts range from $4,000 - $50,000. 1Rate home equity line of credit (HELOC) is an open-end product where the full loan amount (minus the origination fee) will be 100% drawn at the time of origination. The initial amount funded at origination will be based on a fixed rate; however, this product contains an additional draw feature. As the borrower repays the balance on the line, the borrower may make additional draws during the draw period. If the borrower elects to make an additional draw, the interest rate for that draw will be set as of the date of the draw and will be based on an Index, which is the Prime Rate published in the Wall Street Journal for the calendar month preceding the date of the additional draw, plus a fixed margin. Accordingly, the fixed rate for any additional draw may be higher than the fixed rate for the initial draw. This product is currently not offered in the states of New York, Kentucky, West Virginia, Delaware and Maryland. The HELOC requires you to pledge your home as collateral, and you could lose your home if you fail to repay. Property insurance is required as a condition of the loan and flood insurance may be required if your property is located in a flood zone. Borrowers must meet minimum lender requirements in order to be eligible for financing. Available for primary, second homes and investment properties only. Dependent on minimum credit score and debt-to-income requirements. Occupancy status, lien position and credit score are all factors to determine your rate and max available loan amount. Not all applicants will be approved. Applicants subject to credit and underwriting approval. Contact Rate for more information and to discuss your individual circumstances. Restrictions apply.

2Savings, if any, vary based on the consumer’s credit profile, interest rate availability, and other factors. Contact Rate for current rates. Restrictions apply.

3During Rate's Digital HELOC process, the borrower and/or Rate may need to communicate or facilitate the origination and closing of the borrower’s HELOC using non-digital methods, including but not limited to telephone or letter. There may be instances, due to borrower preference, applicable law, or other reasons, in which HELOC closing must occur in person. Additionally, Rate makes no representations and cannot guarantee that borrower’s HELOC will be serviced by a servicer that maintains an entirely digital process.

4Applications may be completed in five minutes but may fluctuate. Five business day funding timeline assumes closing the loan with our remote online notary. Funding timelines may be longer for loans secured by properties located in counties that do not permit recording of e-signatures or that otherwise require an in-person closing. In addition, funding timelines may be longer if we cannot readily verify that your property is in at least average condition with no adverse external factors with a property condition report and may need to order a desktop appraisal to confirm the value of your property. Texas borrowers will have a 12-day cooling period prior to closing on their home equity loan which will begin after the borrower has both filed a loan application and received consumer disclosures.

5The soft credit pull pre-approval option is available on conventional, government, and jumbo loans for purchase or refinance. This pre approval is an early assessment of borrowers’ qualifying information. A hard credit pull is required prior to a loan being submitted to underwriting and will impact borrower's credit score. Borrowers already under contract will default to a hard credit pull when they apply for loan approval. Applicants are subject to credit and underwriting approval. Not all borrowers will be approved. Restrictions apply.

6Our loan amounts range from a minimum of $25,000 to a maximum of $750,000. Properties located in TX, minimum loan amount is $35,000. Your maximum loan amount may be lower than $750,000 and will ultimately depend on your home value and equity at the time of application. We determine home value and resulting equity through independent data sources and automated valuation models.
