Do I really only need 3.5% down?

Yes — that's the FHA minimum if your credit score is 580 or higher. On a $300,000 home, that's $10,500 instead of the $60,000 you'd need for 20% down. And the down payment can come from a gift (parents, family, employer) — it doesn't all have to come from your savings.

My credit isn't great. Am I wasting your time?

Absolutely not. FHA is built for buyers whose credit is still being rebuilt — scores as low as 580 qualify for 3.5% down, and 500-579 may qualify with 10% down. Even if you're not quite there yet, I'll show you exactly what to fix and a realistic timeline. No judgment.

What's the catch with FHA? What's the downside?

The honest answer: FHA loans carry mortgage insurance for the life of the loan (in most cases). It's the trade-off for the lower down payment. For many first-timers, that monthly cost is well worth getting into a home now versus saving for several more years. I'll show you the actual numbers so you can decide if it makes sense for you.

How long does this whole thing actually take?

From pre-qualification to keys in hand, most FHA purchases take 30–45 days once you have an accepted offer. Pre-qualification itself takes minutes. The pace really depends on you — how quickly you find a home, how fast we get documents, and how the appraisal lines up. I'll keep you ahead of every deadline.

Can I use gift money for the down payment?

Yes — 100% of your FHA down payment and closing costs can come from a gift. Parents, grandparents, siblings, employers, even certain down payment assistance programs all qualify. We just need a simple gift letter confirming it's not a loan. This is one of the biggest reasons FHA works so well for first-time buyers.

What if I have student loans or other debt?

Student loans don't automatically disqualify you — far from it. FHA looks at your overall debt-to-income ratio, and there are specific calculation rules for income-driven repayment plans that often work in your favor.
